The province of Alicante shows significant differences in housing affordability, with Benidorm demanding the highest salary to purchase a typical property.

According to an analysis by Accumin Intelligence, Benidorm is the municipality requiring the highest salary to purchase a typical 100-square-meter home with a standard mortgage. The figure stands at €2,813 net per month per household. This amount is over €800 more than what is needed in the city of Alicante (€1,991) and nearly double that required in Elche (€1,531).
The study calculates the necessary net monthly salary to buy a 100 m² home financed by a mortgage covering 80% of the appraisal value, assuming the mortgage payment does not exceed 35% of family income. It combines average housing prices, typical surface area, and standard financing conditions.
With €2,813 net per month, Benidorm ranks eleventh among the 60 cities analyzed, ahead of capitals like Valencia, Seville, and Vitoria. The city is part of a market group where high demand, particularly from international buyers and for second homes, exerts strong pressure on housing prices.
In the provincial capital, €1,991 net per month is needed, almost the same amount as the Spanish average of €1,999. This places Alicante in an intermediate position nationally, far from the most strained markets but also above many inland cities.
Among the province's three major cities, Elche presents the lowest economic barrier to home ownership. The necessary family salary amounts to €1,531 net per month, approximately €1,300 less than in Benidorm and about €460 below Alicante.
