Moncofa invests 12 million in Belcaire Sur PAI to reactivate it

The Moncofa City Council has initiated the contracting process to urbanize the Belcaire Sur PAI, with an investment of over 12 million euros to be directly assumed by the council.

The Moncofa City Council has initiated the contracting process to urbanize the Belcaire Sur PAI, with an investment of over 12 million euros to be directly assumed by the council to unblock the project.

This action seeks to definitively unblock a project paralyzed since the real estate boom and avoid potential patrimonial claims from owners who had largely paid for the works before they were judicially suspended.
The approval of the file went ahead in the last municipal plenary session with the abstention of the PSOE and represents a new step to reactivate an urban development that had been blocked since 2008, when the courts annulled the reparcelation after a lawsuit filed by several owners.

"When the current government team arrived at the council in 2015, everything remained the same: the PAI was judicially paralyzed, vandalized and completely destroyed, and the City Council had an enormous debt."

According to the mayor, the inherited situation also included a debt of nearly 8 million euros, along with other paralyzed actions with high economic costs for the municipality.
The City Council awarded the drafting of the reparcelation project in 2021 for 360,000 euros. Initially, the urban development was valued at nearly 16 million euros, although the council assures that various negotiations have allowed reducing the final budget to 12,122,229.90 euros.
The action will allow the urbanization of approximately 270,000 square meters in one of the main expansion areas of the Moncofa coastline.
The municipal government maintains that the improvement of the City Council's financial situation has been key to being able to undertake the operation. In this regard, the mayor has assured that the currently promoted works have sufficient remnants to guarantee their completion and avoid situations like those that occurred years ago with other municipal infrastructures.

The mayor also explained that the “good economic situation” of the council will allow access to financing through loans, although he acknowledged that this indebtedness “will have to be paid” and could “mortgage the future of the municipality in the medium term.” Despite the economic impact, the municipal government believes that the completion of the Belcaire Sur PAI will open new urban and economic opportunities for Moncofa, by having plots on the beachfront that, according to the council, could become a source of wealth and employment for the town.
