This proposal involves the transfer of public land for 75 years to a cooperative, which will be responsible for promoting, building, and managing the homes. Future residents will be required to make an initial contribution of approximately 30,000 euros and pay monthly fees that, according to forecasts, will not exceed 500 euros.
These fees will include not only the use of the home but also the maintenance costs of common areas and the amortization of the loan needed for the building's construction. This model aims to prevent speculation in the real estate market.
“"Because it preserves public ownership of the land, avoids speculation, and allows access to housing without affecting prices due to speculative activity."
The system also allows the right of use to be transferred to children or for the initial investment to be recovered if the home is vacated. The initial project foresees the construction of about 30 homes with parking and common areas on a plot near the railway station, currently used as a car park.
To explain the project details, the council has organized an informative session on April 29 at 6:30 PM at the Refugi Cultural de Picassent, where municipal technicians and specialists will answer questions from interested parties.
This initiative joins another recent project by the City Council, which includes the construction of 45 affordable rental homes, financed with 4 million euros from European funds and aimed especially at vulnerable groups.
