Paterna Seeks Declaration as Stressed Residential Area to Regulate Rental Market

The Paterna City Council aims to contain rental prices and facilitate access to housing amidst demographic growth and high demand.

The Paterna City Council has recently requested the Ministry of Housing to declare the city a stressed residential market area, aiming to implement measures to act on the rental market and contain prices.

This request responds to the current situation of the residential market in the town, which leads rental demand in the Valencian Community. In recent years, Paterna has experienced strong demographic growth, exceeding 78,000 inhabitants, a population development that increases pressure on housing.

The mayor of Paterna, Juan Antonio Sagredo, highlighted that the declaration as a stressed area not only acknowledges the current situation but also entails the obligation to design a specific action plan with concrete measures aimed at correcting the imbalance between supply and demand, especially in the rental market.
Sagredo noted that Paterna is a dynamic and continuously growing city, and this declaration will allow the implementation of price containment mechanisms and incentives, with special emphasis on large property owners. The goal is to promote lower rental prices and facilitate access to housing, especially for young people and families.
With this declaration, and although housing competence is regional, the City Council seeks to implement concrete solutions through an integral housing plan that reinforces measures being promoted by the council. These include the new Municipal Housing Office and the development of new protected housing promotions, with more than 2,000 Publicly Protected Homes (VPP) projected on the grounds of the former Daoiz y Velarde barracks.
