The current real estate market makes it practically unattainable for many young people to buy a home without financial assistance from their parents. This situation has led to a notable increase in family donations.
According to data from the Statistical Portal of Notaries, housing donations from parents to children have risen from 3,000 in 2019 to over 7,700 in 2025. Furthermore, monetary donations have quadrupled, becoming one of the main avenues for young people to enter the real estate market.
“"The first 100,000 euros received by a child from their parent are exempt from taxation and are not paid. And then, if we exceed those 100,000 euros, there is a quota bonus that reaches 99%."
Notaries indicate that the tax reduction applied in 2023 in the Comunitat Valenciana has incentivized this increase. The average amount of these donations exceeded 75,000 euros in 2025, a sum many young people have used to pay for a down payment on a home.
This trend is also reflected in the profile of buyers. Twenty years ago, young people aged 18 to 30 represented 21% of the total, while currently, the figure has dropped to 8%, below the national average, which stands at around 10%.
