The imbalance between the creation of new households and new housing construction is creating a gap that could reach 215,000 homes if foreign demand is included. Alicante ranks among the provinces with the highest residential pressure, with 34% of purchases made by non-resident foreigners in 2025, the highest percentage in the country. The growth in tourist accommodations and short-term rentals also contributes to this situation.
In Castellón, one new home is built for every seven new households, a ratio significantly lower than the Spanish average (0.38 homes per new household). In the Valencian Community, the average is 0.22 homes per new household, while in Alicante it reaches 0.30.
Rental prices in the Valencian Community have increased by 83% between 2015 and 2023, while wages have only risen by 22%. In the city of València, sale prices have also moved further away from family incomes.
Galindo proposes increasing the residential supply through the construction of new homes, streamlining urban planning permits, reducing administrative timelines, mobilizing public land, and expanding the social housing stock. He also advocates for reinforcing transport infrastructure and improving the connection of new residential areas to major urban centers.
