The contract for the project drafting, which includes both the basic and execution plans, has been awarded to a temporary joint venture comprising Lourdes García Sogo & Asociados S.L.P. and Modus Cmestudio S.L.P. The value of this award amounts to 136,661.40 euros, excluding taxes.
The new development will be located in the residential area known as La Celadilla, specifically at Avenida Tejeda nº 2. The project will be developed on a plot of 738.33 square meters.
The projected building will have four floors and a flat, walkable roof, designed as a common space for community gatherings. Its design incorporates an opening in the facade facing Avenida Tejeda, visually and functionally connecting with a landscaped area. This southwest orientation favors both integration with the surroundings and the main entrance to the property.
On the ground floor, a central longitudinal axis facilitates circulation and allows for natural lighting and ventilation of the interior. This system is reinforced by vertical patios that run through the building from the roof to the ground floor, ensuring the entry of light and air. The homes are organized around this central axis and the longitudinal facades, which improves habitability conditions and ensures cross-ventilation in all units.
This development, located in one of the municipalities affected by the DANA, will permanently become part of the state's affordable housing stock. This stock will be managed by Casa 47, which will oversee all phases of the residential cycle: from land management and urbanization to construction, delivery, and administration of the homes. The objective is to guarantee access to dignified and affordable housing for all citizens.
