The municipal government will propose to the Plenary Session the submission for public information of Modification Number 49 of the General Urban Planning Plan (PGOU) for a period of 45 business days. The initiative has been promoted by the company Medios Inmobiliarios de Valencia SL.
The project affects an area of approximately 48,704 square meters, located between Camí Fondo, Mossèn Vicent Mussoles street, Jaime Chicharro avenue, and Travessia Carretera del Port.
The project involves the conversion of an obsolete, disused industrial space into a new urban area with mixed residential and commercial use. The proposal includes two buildable blocks: one entirely for housing and another with combined residential and commercial use.
Among the main innovations is the creation of a new road that will cross the urban unit from east to west, extending Vicente Ríos Enrique street and improving pedestrian and vehicular connectivity in the area around Jaime Chicharro avenue.
According to the submitted documentation, the urban modification does not increase the buildability provided for by the PGOU and allows for the expansion of the municipality's road endowment land.
The file already has a favorable environmental and territorial report, having been considered that it will not generate significant effects on the environment. The project also incorporates corrective measures related to PATRICOVA to prevent flood risks and confirms the availability of sufficient water resources.
The urban proposal includes a commercial zone oriented towards the Port road and residential buildings of up to three stories in the area near Camí Fondo.
Furthermore, the development plans for the incorporation of housing under the senior living model, a residential format adapted for the elderly that aims to promote autonomy and offer alternatives to traditional residences.
The initial investment planned for this phase amounts to approximately 2.5 million euros, with the start of urbanization works scheduled for the last quarter of 2026.
