Castellón's Coastline Consolidates as High-End Housing Market

The coastline of Castellón province is gaining ground as a high-end residential market, with Benicàssim, Alcossebre, and Peñíscola leading property prices for 2025.

According to a recent report by a real estate agency specializing in exclusive properties, market evolution confirms a trend of territorial specialization. The coast is establishing itself as a preferred destination for mid-to-high and high-profile buyers, both national and international.
The province presents a diverse market, influenced by its geographical structure and the coexistence of different residential models. In this context, the capital, Castelló de la Plana, maintains an important role, with an average price of 2,175 euros per square meter. Transactions in the capital are mainly concentrated between 300,000 and 650,000 euros, indicating a significant presence of mid-to-high profile housing.
However, it is on the coast where the highest values are recorded. Benicàssim tops the list, with an average price close to €3,000/m². This surge is due to high demand in areas such as Voramar or urbanizations near the sea, where supply is limited. The report indicates maximum prices of up to €3,142/m² in this locality, placing it at the forefront of major real estate operations.
Following are Alcossebre and Peñíscola, with average prices ranging between €2,300 and €2,500/m², consolidating them as highly sought-after destinations. Alcossebre stands out for its family-friendly character, the quality of its beaches, and a well-preserved environment. Meanwhile, Peñíscola attracts both national and Central European buyers, favored by the rising prices in other Mediterranean markets.
Other municipalities like Oropesa del Mar show dynamic behavior, with an average price of €2,138/m², supported by a varied residential offering that combines holiday and permanent housing. Areas such as the southern coast of the province and Vinaròs present themselves as more affordable alternatives, with prices between €1,500 and €1,650/m², attracting demand for both first and second homes due to their competitive quality-price ratio.
The analysis by typology reveals a clear segmentation of demand. In Peñíscola, beachfront apartments for families predominate, while foreign buyers with retirement in mind opt for villas with gardens and pools. In Benicàssim, two to three-bedroom apartments are popular as second homes, and single-family homes as primary residences for local families. In Oropesa del Mar, foreign buyers are inclined towards both beachfront apartments and townhouses or villas in established urbanizations.
Regarding the buyer profile, national clients dominate 57% of transactions, compared to 43% foreign buyers. The international presence remains significant, especially in coastal areas. 52% of sales required a mortgage, while 48% were made with own resources, reflecting increased reliance on credit amid rising prices and falling interest rates.
The rental market also shows a dispersion of prices. The average rental price in the province is €22.1/m², with a range from €6.9/m² to €66.5/m². The most sought-after rental property has an average area of 119 square meters and two or three bedrooms, primarily targeting national tenants.
