After months of silence, both administrations have resumed dialogue in a respectful tone, seeking an agreement to unblock the northern ring road, known as Vía Parque. This infrastructure is crucial for improving port access and decongesting traffic in Dénia's urban center.
However, the local government, led by the mayor and deputy mayor, left the meeting with the Territory minister with significant doubts. The main disagreement lies in the Generalitat's proposal to implement a special urban plan, the PAI Torrecremada, which would allow property owners in the area to increase the buildability of future buildings in exchange for financing the ring road.
“"The development of this ring road cannot hinder our city model. The Generalitat would break the construction limits imposed by the planning and would destroy the model decided by our municipality, invading municipal competencies."
This plan would involve the construction of towers up to 8 or 10 stories high, whereas Dénia's General Urban Planning Plan (PGOU) only foresees buildings of four and five floors. Furthermore, the PAI would jeopardize the social housing planned for that area.
The municipal government hopes that the Consell will bear the cost of the ring road without any urban toll, considering that the road is vital for the future of a port that depends on the Generalitat and generates significant dividends. The annulment of private agreements with owners that improved urban parameters, which had been rejected by a court, was also requested, but the Conselleria only indicated that they would study them.
Another point of contention is the appeal filed by the Generalitat against the municipal regulation for the registration of developments. The Conselleria refused to withdraw it, despite the regulation being an exclusive municipal matter for detailing the PGOU.
