Project for 44 Affordable Rental Homes Formalized in Valencia's Cuartel de Ingenieros

Proes Consultores S.A. will be responsible for drafting the project, which will include sustainable solutions and digitalization.

Casa 47 State Housing Entity has formalized the contract for the drafting of the project for 44 homes intended for affordable rent in the Cuartel de Ingenieros residential development in Valencia.

Proes Consultores S.A., an engineering and architecture firm, has been commissioned to draft this project, both in its basic and execution modalities. The cost of this service amounts to 173,300.79 euros, excluding indirect taxes, as reported by the state entity in a statement.
The formalization of this contract will allow the immediate start of the project drafting for these 44 homes. These will be added to the 62 homes that were already awarded to the same architecture firm last February. This new project continues the momentum of this residential development, which seeks to increase the supply of affordable housing in one of the cities with the highest housing tension, such as Valencia.
Among the most notable aspects of the project are its architectural quality, contextualization with the surroundings, composition and aesthetics, as well as environmental sustainability. Bioclimatic techniques and measures to reduce water consumption will be incorporated.
The building will have three exterior facades and will be configured with two underground floors, intended for parking, and eight above-ground floors. These will include a ground floor for access, community uses, and accessible homes, six floors of homes, and an attic floor with common areas and homes. The common spaces will form the central axis of community life, with particular emphasis on the distribution of homes around a central courtyard to improve accessibility and connection between private spaces and common areas.
The project also incorporates sustainable elements such as vegetation, solar panels, and rainwater harvesting systems, benefiting both the building and the well-being of the environment, and optimizing its functionality and comfort. The homes are organized with constructive rationality, prioritizing living spaces to maximize natural ventilation and reduce the need for artificial lighting and air conditioning.
Furthermore, the project includes numerous prefabrication and construction digitalization solutions, along with the use of BIM technology during the design and construction process. This ensures a more rigorous conception of the building and allows for early detection of potential incidents.
The Cuartel de Ingenieros residential development, located in the La Raïosa neighborhood, next to San Vicente Mártir street, will allow the construction of up to 438 homes in the city of Valencia, which will be part of the state affordable housing stock. This project, which already has public spaces, green areas, children's play areas, and endowment equipment open to citizens, seeks to regenerate the urban environment and facilitate access to housing in the city. These homes will permanently become part of the state affordable housing stock, managed by Casa 47, with the aim of guaranteeing access to decent housing for all citizens.
