Valencia and Alicante Lead Rent Price Increases Over the Last Decade

The Valencian Community tops the list for rent price hikes across Spain, with Valencia and Alicante among the cities experiencing the largest increases.

Valencia and Alicante have spearheaded the increase in rental prices in major Spanish cities over the last decade, with the Valencian Community leading the national rebound in 2024.

The Valencian Community recorded the most significant rise in rental prices across Spain, with an increase of 5% in 2024. In the city of Valencia, this increase soared to 5.9%, and in towns like Vilamarxant or Sagunt, it exceeded 6%. Nationally, rental housing prices grew by 3.5% in 2024, the largest increase since 2019, marking ten consecutive years of rises, according to experimental statistics from the National Institute of Statistics (INE).
Between 2014 and 2024, rental housing prices have become 23.2% more expensive. Smaller homes experienced the largest increases: those of 60 m² or less rose by 26.8%, while those from 75 to 90 m² increased by 22.9%, and those over 150 m² by 18.9%. The largest increases in provincial capitals during this period were recorded in Valencia (36.4%), Málaga (32.7%), Palma (31.3%), Girona (28.1%), and Alicante (27.5%).
Prices for new rental contracts increased by 19.3% between 2021 and 2024, and for existing contracts, by 7.5%. In 2024, all autonomous communities saw prices rise, but the most notable increases were in the Valencian Community (5%), the Balearic Islands (4%), and Andalusia (3.8%).
By provincial capitals, Valencia holds the top spot with a 5.9% increase, and Alicante is third with 5.1%, just one tenth behind Málaga (5.2%). Among municipalities with over 10,000 inhabitants, Vilamarxant (Camp de Túria) saw a 6.3% increase and Sagunt (Camp de Morvedre) a 6.2%, ranking among the towns with the highest rises in 2024.
