Valencia Approves 77 Townhouses with Pool on Public Land for Affordable Housing

The city council greenlights the construction of a private development with communal areas on public land, including affordable housing units.

The Valencia City Council has approved the construction of 77 single-family townhouses with a swimming pool and communal areas on public land, designated for affordable housing.

The council, led by María José Catalá, will approve modifications to the land planning of the Logistics Activities Zone (ZAL) in the urban planning commission for the construction of these 77 townhouses with a pool and communal areas, located next to the Port of Valencia. In return, the development company will hand over 10 of these homes to the Generalitat Valenciana.
The local administration has adapted the public land to the developer's requests, who sought to revert to a previous 2008 plan. Objections from neighborhood platforms and the Socialist Group, arguing it was luxury affordable housing and questioning access, have been dismissed.
According to the resolution proposal, the redevelopment will provide "well-maintained communal areas for homeowners, perfect for their social neighborhood activities." With the planned renovation of the maritime facade and the future Grau PAI, the area is poised to become an attractive real estate investment destination.
The developer Albaluz, which has several ongoing projects in the Valencia metropolitan area, will be responsible for building the 77 townhouses. The company has already acquired ZAL plots for 1.7 million euros through a public tender. The other participating company, Cuper Promociones y Gestiones Inmobiliarias, was disqualified due to a documentation error.
The homes will be built on land owned by the Generalitat Valenciana, through the exchange of a plot belonging to the Valencian Housing and Land Entity (EVHA). This exchange is part of the Consell's Plan Vive, promoted by Vice President and Housing Minister Susana Camarero. Albaluz will deliver 10 homes and the corresponding financial difference for the construction of public housing in Valencia.
