Housing Price in Comunitat Valenciana Rises 2.3% in First Quarter

The cost per square meter reaches 1,963 euros, placing the region as the ninth most expensive in Spain, with Alicante leading foreign demand.

The price per square meter of housing in the Comunitat Valenciana registered an increase of 2.3% during the first quarter of 2026, reaching 1,963 euros, according to data from the College of Property and Commercial Registrars of Spain.

This figure positions the Comunitat Valenciana as the ninth autonomous community with the highest price in Spanish territory. Nationally, the average price rose by 3.2%, to 2,429 euros/m², marking a new historical high for both new and used housing. The provinces of Alicante (2,214 euros/m²), Valencia (1,843 euros/m²), and Castellón (1,443 euros/m²) also experienced increases of 1.5%, 5.2%, and 3.3% respectively.
Regarding sales, the Comunitat Valenciana recorded a total of 26,627 operations in the first quarter, a slight decrease of 1.8% compared to the previous quarter. Despite this drop, the region remains the third autonomous community with the highest number of transactions, representing 11.38% of the national market share, only behind Andalusia and Catalonia.
The province of Alicante particularly stands out in foreign demand, leading the provincial ranking with 44.65% of homes acquired by foreign citizens. The Comunitat Valenciana as a whole has seen this percentage soar to 28.16% of total operations, making it the second autonomous community in this category after the Balearic Islands. The majority of foreign buyers come from the European Union (16.52%).
In the mortgage sector, the first quarter showed mixed performance. While the number of mortgages in Spain grew by 0.9%, in the Comunitat Valenciana it decreased by 6.2%. Nevertheless, the region ranks fourth in the autonomous ranking by number of mortgage operations, with 15,640. The average mortgage debt per home in Valencian territory has grown by 1.3%, reaching 137,711 euros.
Housing accessibility indicators show further deterioration, with an average monthly mortgage payment of 651.6 euros, representing 30.7% of the salary cost. Finally, housing certifications for mortgage enforcement and deeds in lieu of foreclosure have decreased nationally, with the Comunitat Valenciana being third in certifications (658) and first in deeds (122).
