Housing Prices in Castellón Rise 16.6% Year-on-Year

The province ranks among the top ten with the largest increases, surpassing the national average, although the market is less strained than in Valencia and Alicante.

The price of new and used housing in Castellón saw a 16.6% year-on-year increase in the second quarter, according to Tinsa data, placing the province among the top ten with the largest national rises.

The average price of housing in the province of Castellón stood at 1,364 euros per square meter, a 2.7% increase from the first quarter. This rise represents a 58.4% jump from the real estate crisis lows, although it remains 19.6% below the peaks of the 2007-2008 period.
In the capital, Castelló de la Plana, the year-on-year increase was 12.7%, with prices reaching 1,374 euros per square meter. Prices are still 27.7% below historical highs but have accumulated a 45.5% increase since their lowest levels.
Castellón ranks in the top ten provinces for percentage increases, surpassing the national average of 15.2%. However, the Castellón real estate market is less strained than those of Valencia (1,849 €/m²) and Alicante (1,979 €/m²), where the year-on-year increase was 20.7%.
The average mortgage credit signed in Castellón amounts to 102,878 euros, with an average monthly payment of 536 euros. The effort rate for mortgage payments stands at 25% of disposable income, below the 35% considered reasonable by experts.
Nationally, housing prices rose 15.2% year-on-year in the second quarter, the largest increase since the third quarter of 2006, driven by insufficient supply against growing demand. The Valencian Community leads the price increase with a 20.7% rise.
Access to homeownership is deteriorating nationwide, with a theoretical effort rate of 35.7%. Castellón, at 25%, maintains a better situation.
