Generalitat Opens Sanctioning Proceedings Against Public Housing Developer in Sant Joan d'Alacant

The Ministry of Housing has found evidence of a very serious infraction in the marketing of public protection homes.

The Generalitat Valenciana has opened sanctioning proceedings against the developer of future Public Protection Homes (VPP) in Nou Natzaret, Sant Joan d'Alacant, after detecting evidence of a very serious infraction.

The Territorial Directorate of Housing in the province of Alicante has initiated this procedure against the project's awarded company. The decision comes after receiving two citizen complaints alleging the marketing of properties and the presumed request for advance payments without the proper authorization.
Sources from the Ministry of Housing explained that, following the complaints, the administration began preliminary inspection actions. Information was requested from the company to clarify the reported facts, and an immediate halt to the marketing of the development was requested until it obtained provisional VPP qualification and authorization to receive advance payments.

The received information has allowed the Territorial Housing Service to determine the existence of these indications, which are typified in Law 8/2004 on Housing of the Valencian Community. The Sant Joan d'Alacant City Council had already warned in late February about a possible irregular marketing of these homes, projected on municipal land.
According to the city council, the developer had allegedly been requesting 1,750 euros from individuals interested in making a pre-reservation for these properties, which are not yet built. The plot where the VPP will be constructed was put out to tender by the city council in 2025.
