The construction of a thousand homes in the new Nueva Albufereta sector, located between Caja de Ahorros street, Flora de España street, and the Ingeniero Pedro Torres roundabout, is progressing with the initial approval of a detailed study. This step reorganizes one of the sector's blocks, where four ten-story housing blocks are planned, aiming to enhance permeability, visibility, ventilation, and sunlight.
The detailed study does not alter the buildability established in 2009 but proposes detached volumes to increase the permeability of block 2, moving away from a semi-enclosed block typology. The new layout seeks to improve sea breeze circulation through blocks perpendicular to the coastline, optimizing ventilation and sunlight conditions for the open spaces.
The four blocks will have a maximum height of ten stories. The upper floors will be residential, while the ground floors can accommodate both housing and commercial spaces. These commercial areas will face the internal pedestrian traffic routes, creating a local service network to foster neighborhood life.
In late 2025, the Alicante City Council and the urban developer signed the agreement for the Integrated Action Program (PAI) of polygon A.1 in the ¼ Albufereta sector. This agreement paved the way for submitting the parceling project and obtaining necessary authorizations, allowing urbanization and construction works to commence in 2027.
The new sector, situated near the Juncaret ravine, plans for a thousand homes, with about a hundred designated as protected housing. They will be concentrated in the western area, away from the ravine and the BIC ‘Cerro de las Balsas’. This area is slated for a large green space and the enhancement of an archaeological site, along with a public facility of 10,000 m² yet to be defined.
The Plan Parcial ¼ Albufereta sector, with planning dating back to 1991, has faced urbanization delays. To streamline management, Unit of Execution 1 has been divided into two subunits (A.1 and A.2). Subunit A.1 will complete urbanization works, while A.2 involves a planning modification to reduce building pressure and create a green infrastructure connecting the sector to the beach and inland areas, integrating the BIC ‘Cerro de las Balsas’ surroundings.
The project area covers 128,087.38 m², with an estimated buildable area of 135,380 m² (108,933 m² residential and 26,446 m² tertiary), involving an approximate investment of 20 million euros.
