Elche Resumes E-18 Sector Reparcelling with a 5.3 Million Project

The urban development initiative, promoted by La Finca de Nueva Portalada, plans residential, commercial, cultural, and green plots across a 74,550 square meter area.

The Elche City Council has confirmed the resumption of the E-18 sector reparcelling project, located opposite the Los Palmerales sports center, with an investment of 5.3 million euros for its urbanization.

The developers, La Finca de Nueva Portalada, have submitted the project covering an area of 74,550 square meters. This space will be distributed into various plots, including residential areas, one for cultural and educational facilities, another for commercial use, and four green zones.
The urban design includes 33,462.97 square meters of residential land, 2,917.50 for commercial use, and 7,399.62 for green areas. Additionally, 1,745.22 meters have been allocated for roadways and 29,024.69 square meters for the road network. As an acoustic protection measure, the installation of two-meter-high screens is planned on the southeast front of the sector, next to the Ronda Sur.
The sector's roadways will range from 12 to 14 meters wide, with different configurations including single or double-direction traffic lanes and parking strips. Medians and islets will be designed as green areas with shrubs and seasonal flowers, and species such as orange trees, Bauhinia, prunus, or Chinese jasmine will be planted in the tree pits.
The green areas will incorporate a landscape design with various tree species, such as olive trees, jacarandas, brachychitons, prunus, and palm trees. The possibility of transplanting native palm trees from the sector that need to be removed for street construction is also being considered. The project must be approved by the Palmeral Management Board for the Hort de Coronela and respect the palm groves of the Hort de Casa Prim, integrating the 'Colada de los marchantes' livestock trail as an alameda promenade.
In the green area adjacent to the public educational-cultural equipment plot, two children's play areas are planned. The sector anticipates the construction of a minimum of 126 chalets, meeting the requirement of 250 square meters per plot, in addition to a small commercial sector and 147 potential parking spaces.
