Elche plans simultaneous construction of four new blocks in San Antón

The government team of Elche has taken the first step to join the new State Housing Plan, aiming to promote 328 new homes in the San Antón neighborhood.

The government team of Elche has initiated the procedures to join the new State Housing Plan, a project that aims to promote the fourth phase of the Arrur (Urban Renewal and Regeneration Area) plan in the San Antón neighborhood. This initiative foresees the construction of 328 homes distributed across four blocks, with an estimated total investment of 41.6 million euros. The main novelty of this project is Pimesa's intention to build all homes at once, through a single tender, which would significantly speed up deadlines compared to previous years when they were built one by one.
The new homes would be located on plots 6, 7, 8, and 9, following the demolition of the current buildings. A change in the orientation and height of the properties is planned, maximizing buildable area to reduce costs. It is estimated that each building could house approximately 80 apartments.
The Valencian Government and the Ministry would contribute 21.9 million euros (60% from the Ministry and 40% from the Generalitat), residents would contribute 18.8 million euros, mainly by providing their homes as part of the payment, and the Elche City Council would finance 1.1 million euros. Mayor Pablo Ruz has "very positively" assessed the regional meeting, highlighting that Elche is the first city to express its willingness to join the new plan. The proposal must now be submitted to the Central Administration for a bipartite agreement, which would later be finalized with an agreement with the City Council.
With this initiative, approximately two-thirds of the neighborhood would be completed. Pimesa, having learned from the trial-and-error method of previous years, is now opting for a single tender to shorten deadlines. The plots are municipal, which simplifies the process. The goal is to begin construction of these four blocks in 2027.
Regarding the demolition of blocks 12 and 13, scheduled for September, the properties are expected to be available during the summer. There are three litigated cases of owner-residents who disagree with the provincial jury's valuations for the fair price. While awaiting the judicial resolution, the plan is for them to access the new homes during the summer. The expropriation deeds for some properties and the resolution of an irregular occupation case are also being processed. Pimesa's schedule anticipates that everything will be resolved during the summer, with demolition resuming after the summer season.
Regarding block 8, the company responsible for its demolition and the removal of belongings will soon be appointed. Residents have continued to report thefts and lack of surveillance in the building, which was evacuated.
