The completely renovated development incorporates five new housing solutions into the public housing stock. Interested individuals can complete the process through the electronic headquarters or at the housing department, located at Carrer Carmelites, 2.
The Councilor for Housing, Salvador Gregori, detailed that the regulatory bases have already been published and the call will be definitively activated. The homes, situated in a central area near the Corea neighborhood, have been remodeled and include properties of approximately 100 square meters, as well as a larger penthouse intended for more numerous cohabitation units.
Gregori highlighted that these are homes "practically brand new, in a strategic city location and with rents well below market price," emphasizing the transparency of the procedure.
The technician from the Housing Department, Humberto Pastor, explained that the allocation will be based on an objective scoring system, without subjective elements, and that ties will be resolved by lottery. Requirements include not owning property, not having been a municipal awardee in the last five years, and being up-to-date with tax obligations.
Minimum and maximum income requirements will also be enforced, with the upper limit set at 6.5 times the IPREM (approximately 54,600 euros annually) and the minimum at 3.5 times the IPREM (around 29,400 euros annually).
The homes are primarily aimed at cohabitation units of at least two adults, including de facto couples or family members, as well as single-parent families with children. The penthouse will require two adults and one child. The scoring system will consider social factors and ties to Gandia, such as length of residency registration and age (prioritizing those under 45).
The council has emphasized that these are affordable, not social, housing units for individuals with sufficient income but facing difficulties in the current market. Rents will range from 485 to 503 euros for base rent, with expenses included (community fees and waste tax), resulting in a total monthly cost between approximately 547 and 578 euros.
The acquisition and renovation were financed through the State Housing Plan, using state funds managed by the Generalitat Valenciana. The Gandia City Council acquired the building from Sareb, expanding its public housing stock, which now exceeds 200 units.
