Burriana Greenlights Construction of Nearly One Hundred Homes Near the Port

The City Council has issued a favorable environmental report for the urbanization of a large plot in the Escollera de Poniente area, opposite the Escola de la Mar.

The Burriana City Council has given the green light to an urban development project that foresees the construction of nearly one hundred homes on an undeveloped plot, located in the Escollera de Poniente area, opposite the Escola de la Mar.

The maritime front of Burriana is set to experience a new urban boost thanks to the processing of this residential project. The environmental evaluation commission of the City Council has issued a favorable report for an action that contemplates the construction of almost a hundred homes in this strategic area.
The resolution has been published in the Diari Oficial de la Generalitat Valenciana (DOGV), along with other urban planning files in the municipality that are also progressing. Among these, the urbanization of Ribesalbes Street and the regeneration project of the old FormoLevante factory stand out.
The project is structured through an Internal Reform Plan (PRI) that affects a plot located on Mediterráneo Avenue, at the corner with Escollera de Poniente Street. Currently, this plot is undeveloped, appearing as an open dirt area used as a provisional parking lot.
The action foresees a maximum of 95 free-market homes on a plot with a total area of 4,276.69 m² and a buildable area of 11,776.07 m² of floor space. The projected buildings will be organized into blocks of between five and seven floors plus an attic, adapting to the heights of the existing residential environment.
The development also includes adjustments to the road layout, including the extension of Jaime Chicharro Street, with the aim of improving the connection of the urban fabric in this coastal area.
To obtain environmental approval, the council has incorporated a series of conditions that must be met. These include safety measures against flood risk, which require the ground floor level of the buildings to be at least 20 centimeters above the street asphalt level. Strict compliance with the Coastal Law is also established, which prohibits the construction of homes within the 20-meter protection easement strip. In terms of sustainability, developers must demonstrate the availability of sufficient water resources to supply the new homes and provide a study on the visual impact of the buildings, to avoid excessive impact on sea views from the surroundings.

The mayor added that both this file and those of Formolevante and Ribesalbes Street, must continue their processing before going to the municipal plenary session. He pointed out that

This refers to the possibility of convening an ordinary or extraordinary plenary session depending on the evolution of the projects. Once full approval is received, a public exhibition phase will begin for a period of 45 days, during which allegations can be submitted.
