This project marks Chancerygate's first development in continental Europe. It will be situated on a 30,000 square meter plot on Carrer dels Pedrapiquers in Alcàsser, a strategic area with direct connections to key routes like the V-31 and AP-7, as well as the Port of Valencia and major logistics corridors towards Madrid, Barcelona, and Alicante.
The institutional ceremony to mark the start of construction brought together representatives from the town halls of Alcàsser and Silla, company officials, project partners, real estate and logistics sector agents, and media representatives. The event featured participation from the mayor of Alcàsser, Alberto Primo; the mayor of Silla, Vicente Zaragozá; and the head of Chancerygate in Spain, Felipe Lainez.
The day included the symbolic laying of the first stone and the burial of a time capsule. Among the attendees were also representatives from companies involved in the project's development and marketing, such as Alcalans, Artelia, Fiera, Aspor, Savills, and TPF Consulting.
L’Alter Business Park will feature nine modules for logistics use and light industrial activity, with areas ranging from 755 to 3,300 square meters. The units will be available for rent, and the project is already in the marketing phase.

Felipe Lainez highlighted that Valencia offers an opportunity due to its strategic position, its logistics activity, and the growing demand for modern and sustainable industrial spaces.
The mayor of Alcàsser, Alberto Primo, stated that the launch of L’Alter Business Park represents an opportunity to continue driving the economic and industrial development of the municipality, emphasizing that the project aligns with criteria of sustainability, innovation, and job creation.
Meanwhile, the mayor of Silla, Vicente Zaragozá, noted that the first stone of the logistics park symbolizes an investment that goes beyond building new facilities, representing confidence in the territory, economic future for the region, and employment opportunities for families in l’Horta Sud.
The development has been designed with sustainability and energy efficiency criteria. During construction, materials from the previous factory on the plot have been recycled. The units aim to achieve BREEAM Excellent certification and will have an energy rating of A, solar panels, charging points for electric vehicles, LED lighting, and energy-saving measures.
The project has also been designed according to new fire safety requirements for logistics and industrial assets. Once completed and operational, L’Alter Business Park is expected to create approximately 150 jobs.
The park is part of Valencia's growing positioning as a logistics and industrial hub within the Mediterranean Corridor, driven by port-related activities, the development of new platforms, and the demand for industrial spaces adapted to efficiency and sustainability criteria.
