The Urban Planning and Housing Delegation of the València City Council has granted the pertinent licenses for the construction of three new multi-family residential buildings for free rent. The developments will be located in the neighborhoods of El Cabanyal-El Canyamelar and Torrefiel, as well as in the district of Massarrojos, adding a total of 112 properties to the city's real estate market. To these authorizations, a fourth recent resolution for a block of 82 homes on San Vicente Mártir street is added, bringing the volume of properties authorized in recent days by the department led by councilor Juan Giner to 194.
The City Council has framed the unblocking of these files within its priority strategy to increase residential supply against current demand. According to the department, municipal license processing times have seen an average reduction of 70% after restructuring the management of over 22,000 files that were stalled at the beginning of the term. This administrative streamlining complements the council's actions based on the direct promotion of public housing through the Plan + Vivienda, the development of new Integrated Action Programs (PAI) to generate developable land, and the promotion of public-private collaboration.
The project in Torrefiel, located on Conde de Lumiares street, will consist of 56 homes distributed over eight above-ground floors (ground floor, seven stories, and an attic) and two basement levels. The complex will house 26 parking spaces for cars, 56 bicycle spaces, and eleven storage rooms. Its energy design incorporates aerothermal systems and photovoltaic installations.
In Massarrojos, the residential complex on Mas del Cansalader street will comprise 44 homes structured in two distinct blocks of four floors each, complemented by common areas. The basement level will feature 49 parking spaces for vehicles and 44 storage rooms. Like the Torrefiel project, it will implement aerothermal technologies and photovoltaic panels for electrical self-consumption.
Finally, in El Cabanyal, the building between party walls on Eugenia Viñes street will have a ground floor and three upper floors, housing a total of twelve homes. The underground infrastructure will include a semi-basement equipped with six car parking spaces and sixteen bicycle anchors.
