Recently, a report from the Official College of Technical Architecture of Alicante (Coata) revealed a 54.4% decrease in housing construction in Elche during the first quarter, with only 120 units started, representing the largest decline in the province. Nevertheless, local companies in the sector are moving forward with their growth plans.
The Governing Board has approved demolition permits for several properties. In Venasan's case, a license has been granted for the demolition of three terraced buildings at numbers 11, 13, and 15 on María García Ferrández street, in the Carrús Oeste area, near Avenida de Novelda. Three ground floors will be demolished for a project whose details have not yet been disclosed.
Meanwhile, Egea Buildings has obtained a license to demolish a property at number 84 on Antonio Pascual Quiles street, where an old warehouse stands. This space will house the Ballemar VII project, which will consist of 23 homes and is already in the marketing phase, with most units already reserved. It will be located in El Pla, on one of the streets perpendicular to Pedro Juan Perpiñán, and will feature a distinctive design and a rooftop pool.
According to company estimates, construction for Ballemar VII will begin in the last quarter of 2026 and is expected to be completed in the first quarter of 2028.
Furthermore, the trend of granting change-of-use permits to convert commercial premises into housing continues. An example is Poeta Miguel Hernández street, number 89, where a license has been approved to subdivide a commercial unit and transform it into three homes, a storage room, and a lobby, managed by M Haser Capital.
